Manoj re-joined Forum Malls in December 2022. He has close to nearly about two decades of rich experience in leading value proposition development and enabling growth across businesses and markets. He possesses expertise to drive decisions with regard to fiscal and physical performance of the assigned asset portfolio in accordance with the NOI objectives. His portfolio currently includes 3 premium properties & 7 upcoming and approximately Million square feet GLA. He is adept at understanding the expectations of the ever-evolving and always-surprising consumer.

Manoj is customer-centric and community-oriented professional with a track record of crafting vision for shopping centres. He has a demonstrated ability to inject deep insights into solving complex challenges in the day-to-day operations of the assigned property portfolio. Apart from this, he has been a vanguard during the launch of 5 Shopping Malls during all stages of development: Projects, Launch, Market Acceptance and Growth. With a forward thinking approach, he also develops comprehensive plans in the areas of environmental, social, governance and sustainability initiatives.

His expertise stands in mapping business requirements, stabilizing cash flow, human capital development, perception management, product evolution, retail dynamics, asset enhancement initiatives, design integrity, standardizing procedures, land-owner collaboration and local government rapport. Manoj is a strong organizer, motivator, team player and an inclusive leader with a track record in directing from concept through implementation to handle diverse market dynamics.

He started his career with Godfrey Phillips India Ltd in April 2005 as Assistant Manager – Retail Operations and joined Central – Future Lifestyle Fashion Limited, as Mall Manager in 2007, where he effectively managed the operations for multiple retail concepts/formats like Central, Brand Factory, Food Bazaar, E- Zone, Hometown, Planet Sports, and F123. Previously, he was associated with some of the marquee Shopping Malls & Retailers like The Phoenix Mills Ltd. Shipra Estate Limited, CapitaLand & Blackstone Group (Nexus Malls).

He is a graduate in Hotel & Hospitality Management from Institute of Hotel Management Catering Technology & Applied Nutrition, Kolkata and holds a Master’s degree from Symbiosis Institute of Management Studies.
